President and Principal

As the founder of Infinity Development Partners, LLC (IDP), Mr. Swoyer is responsible for all aspects of the company’s business development, operations and administration. Mr. Swoyer possesses over 20 years of experience in the engineering, construction and development fields. Over the past 10 years, he has focused his efforts on various commercial and governmental real estate development projects. Most notably, Mr. Swoyer has specialized in projects where the government uses 3rd party, private sector investment to solve their asset acquisition needs. These projects include Enhanced Use Leases and other financing authorities. Overall responsibilities include the development of various real estate projects from concept through finance and delivery. Other responsibilities include the management and growth of a regional office of a global engineering, construction and development company.

President and Principal

Mr. Gerken earned his M.A. in Business Administration and Management from Webster University and his B.S. in Civil Engineering from Texas A&M University. He brings over 26 years of experience to the engineering and construction field at Infinity Development Partners, LLC (IDP) and has managed multimillion-dollar construction programs from both the owner’s side and the Engineering Consulting and General Contracting side. At IDP, he is responsible for the execution of various projects and instrumental in the shaping and managing of the Design and Construction teams. Additionally, Mr. Gerken supports the team in the identification and pursuit of sustainable energy opportunities. Mr. Gerken has served over 8 years in the active-duty Air Force and is currently a Lt. Col. in the Air National Guard reserve component. His experience in acquiring and managing construction within the military provides IDP with an invaluable inside understanding of the DoD and Federal Government buying process. Throughout his career, he has been a part of acquiring, designing and executing over $1.5 Billion of facilities and infrastructure.

Principal

Mr. Gray earned his Bachelors of Business Administration in Accounting and Finance as well as his Masters in Business Administration in Finance from Texas Tech University. He has over 20 years of extensive financial and accounting experience executing large equity and debt transactions among large multi-national firms, incorporating a multitude of transaction types and structures. He has substantial experience in the areas of Structured Finance, Tax Structuring, Due Diligence and Underwriting, Equity and Debt Placement, Corporate Acquisitions and Dispositions and Debt Securitizations. Mr. Gray will be responsible for the capital strategies employed by Infinity Development Partners, LLC (IDP), as well as, financial and accounting oversight. As Director of Real Estate Business Advisory Services for Pricewaterhouse Coopers LLP, New York, NY, he was instrumental in establishing the Real Estate Advisory Group for Price Waterhouse and managing the growth of its practice. As a leader of the group, he provided financial advisory and due diligence services to the world’s leading investment/national banks, mortgage lenders, equity funds, and real estate investment trusts. He supervised and was directly involved in numerous significant international debt and equity transactions, including commercial mortgage securitizations, portfolio sales, acquisitions and corporate acquisitions totaling in excess of $40 billion. Prior to joining IDP, Mr. Gray was the leader of GrayTex Advisory Services, where he provided his extensive financial, transactional experience and expertise to Big 4 accounting firms, investment banks, private equity and investment funds, as well as public REIT’s.

Principal

Mr. Kauff graduated Magna Cum Laude from Temple University with a B.B.A in Accounting and holds a J.D. from Fordham University School of Law.  Over the past 20 years, he has been instrumental in the structuring and implementation of complex tax and finance strategies involving transactions in excess of $20 billion.  He has extensive experience in the areas of CDOs and ABS transactions, global tax structures, tax credit monetization and all areas of real estate corporate finance.  Mr. Kauff is the general counsel to Infinity Development Partners and is responsible for all tax and legal oversight, as well as counsel on capital market strategies.  As Executive Vice President of an NYSE listing, Mr. Kauff has provided tax strategy and structuring advice to the commercial mortgage REIT.  He was also instrumental in the REIT’s initial public offering and subsequently, the initial public offering of a hospitality company listed on the NASDAQ.  In addition to his role at the public REIT, he is currently the President of a private real estate investment company and the original sponsor of the public REIT and hospitality company.  Through Mr. Kauff’s role at the private company, he has managed the acquisition, disposition and financing of a variety of debt and equity positions, as well as managed the real estate operating platform of a state investment fund.  Mr. Kauff has also worked for Arthur Anderson, LLP and Price Waterhouse, LLP in their Real Estate and Hospitality Services groups, where he specialized in transaction consulting and providing tax and financial structuring advice to some of the firm’s largest debt and private equity clients.
